How the Draw System Works

For each project, after-repair value (ARV), cash to close, interest rates, and comparable valuations are calculated using industry-standard models and local market data.

After-Repair Value (ARV): We analyze recent sales of similar properties in your area. We consider square footage, condition of the property, and upgrades to estimate the likely resale price once renovations are complete. This process often leverages data from sources like Redfin and Zillow for accuracy.

Cash Close: This figure is determined by totaling your down payment, estimated closing costs, fees, and any required reserves. Transparency here ensures you know your upfront investment before committing.

Interest Rate: We assess factors such as loan amount, experience, property location, loan term, and prevailing market conditions to offer competitive pricing.

  • Instead of receiving all the rehab funds upfront, the loan disburses these costs in increments known as “draws”.
  • After you complete each phase of renovation, you will request a draw. An inspector visits the property to verify that the work described has been completed as planned.
  • Once the inspection is approved, funds for that completed phase are released directly to you.
  • This process repeats until the renovation is finished, providing full coverage for approved rehab costs. This draw management is managed in-house digitally, and keeps your fix and flip project moving smoothly and efficiently

Wesley Carpenter is a Founder and Partner of Stormfield Capital, LLC. At Stormfield, Wes leads the firm’s investment strategy and portfolio management. Wes brings more than 15 years of experience in real estate credit and structured finance.
