Transaction Overview

Stormfield Capital funded a $3,900,000 cash-out bridge loan secured by a lakefront single-family property in Lake Placid, New York, including newly added guesthouse and boathouse structures. The 12-month facility allowed the borrower to access equity in the fully-owned, luxury asset for other purposes. The loan was structured at approximately 58% LTV against a $6,700,000 underwritten value, reflecting disciplined sizing relative to the strength of the lakefront collateral. The property’s premium location helped support the collateral position, while Stormfield’s ability to move quickly on a straightforward cash-out transaction supported a decision consistent with a conservative approach to high-value residential financing.
