Transaction Overview

Stormfield funded a $2,740,000 hard money fix and flip loan for a highly experienced New York City investor and repeat Stormfield borrower acquiring a free-market mixed-use building in the West Village neighborhood of New York. The business plan marks residential leases to market and completes a light value-add program for the ground-floor retail space. The loan is structured at approximately 64.5% LTV, preserving meaningful equity. Underwriting weighed the lease-up plan and West Village retail demand, with the sponsor’s history of repaying Stormfield and moderate leverage supporting the structure. The deal reflects Stormfield’s disciplined approach to lending with proven repeat sponsors.
