Transaction Overview

Stormfield Capital funded an $800,000 ground-up construction loan to support the construction of a single-family investment property in Seaside Heights, New Jersey, on the Jersey Shore. The repeat Stormfield spec builder acquired the subject lot in cash prior to closing, eliminating acquisition risk and demonstrating strong financial commitment, and required construction financing to fund a $650,000 build targeting a $1,860,000 ARV. The loan was structured at 63% LTV against the $900,000 lot value. The sponsor’s repeat borrower track record with Stormfield, cash-purchased lot position, and well-resourced financial profile supported a disciplined lending decision.
