Transaction Overview

Stormfield funded a $3,850,000 hard money loan for a repeat borrower acquiring a lot in Brick, New Jersey, with plans to subdivide the parcel and build two new single-family homes. The financing covers the land acquisition and the ground-up construction of both residences, giving the builder a single capital source for the full project. The loan is structured at approximately 55% LTV over an 18-month term. Underwriting weighed the subdivision and construction timeline, with conservative leverage and the sponsor’s history with Stormfield supporting the plan. The deal reflects Stormfield’s disciplined approach to ground-up residential construction lending.
