Transaction Overview

Stormfield Capital funded a $550,000 fix and flip loan for the purchase of a single-family property in Egg Harbor, New Jersey, out of foreclosure. The 12-month facility was structured at approximately 60% LTV against a $923,250 underwritten value, reflecting disciplined sizing relative to the substantial down payment already committed by the sponsor at closing. The foreclosure-sourced acquisition carries typical execution risk, offset by the borrower’s meaningful equity contribution and cash reserves committed to the deal. The conservative leverage and sponsor’s committed capital supported a lending decision consistent with Stormfield’s disciplined approach to fix and flip financing on this transaction.
