Transaction Overview

Stormfield Capital funded a $350,000 cash-out bridge loan secured by a free-and-clear two-unit residential property in Jamaica, New York. The 12-month facility allowed the borrower to access equity for light renovation work needed on the property ahead of re-tenanting. The loan was structured at approximately 40% LTV, reflecting a highly conservative leverage position relative to the asset’s underlying value. The property’s free-and-clear status and the loan’s low-leverage structure helped offset the execution risk associated with the planned improvements, supporting a lending decision consistent with Stormfield’s disciplined approach to well-collateralized cash-out financing on smaller residential assets.
