Transaction Overview

Stormfield Capital funded a $1,072,500 bridge loan secured by an owner-occupied medical office condominium in the Gramercy neighborhood of Manhattan, New York. The sponsor required bridge financing to refinance maturing existing debt while positioning the asset for sale within the loan term. The transaction was structured as a rate and term refinance, with the sponsor contributing significant equity at closing. The loan was structured at 65% LTV. The sponsor’s long-term ownership of the asset, its established occupancy as a medical office, well-located Gramercy position, and a defined sale exit strategy supported Stormfield’s lending decision.
