Transaction Overview

Stormfield Capital funded a $525,000 bridge loan to support the acquisition of a nearly one-acre investment property improved with a duplex in Southlake, Texas, an affluent suburb of the Dallas-Fort Worth metro area. The sponsor, an active real estate investor with a track record of completed projects in the region, required bridge financing to move quickly on the acquisition and fund a development-oriented repositioning strategy. The loan was structured at 59% LTV against an $875,000 purchase price, with the sponsor contributing over 40% equity at closing. Strong sponsorship credentials and significant sponsor equity supported the lending decision.
