Transaction Overview

Stormfield funded a $1,579,500 fix and flip loan for an experienced borrower team acquiring a fully occupied collateral pool of ten units in Houston, Texas, made up of an eight-unit building and a duplex. The sponsors plan to renovate units as tenants turn over, so the properties keep generating income throughout the business plan. The loan is structured at approximately 65% LTV. Underwriting weighed the phased renovation approach, with in-place occupancy, the team’s experience and moderate leverage supporting the structure. The deal shows how Stormfield structures flexible hard money financing around occupied value-add multifamily strategies.
