Transaction Overview

Stormfield funded a $1,000,000 cash-out bridge loan secured by a free-and-clear investment property in the Ballantyne neighborhood of Charlotte, North Carolina. The financing allows the owner to unlock equity from an unencumbered asset without selling it. The loan is structured at approximately 55.6% LTV, leaving a substantial equity cushion beneath Stormfield’s position. Underwriting focused on collateral value and the Ballantyne submarket, with the low leverage and debt-free starting point providing downside protection. The transaction reflects Stormfield’s conservative approach to equity-recapture lending on free-and-clear single-family residential collateral in the Charlotte, North Carolina market.
