Transaction Overview

Stormfield Capital funded a $1,260,000 new construction loan for an experienced developer building four single-family townhomes in Bourne, Massachusetts. The 12-month facility was structured at approximately 60% LTV against a $2,097,000 underwritten value, reflecting disciplined sizing relative to the completed project’s projected market value. Closing was contingent on building plans and permits already being fully in hand, reducing typical pre-construction uncertainty for the lender. The sponsor’s development experience and the conservative leverage position supported a lending decision consistent with Stormfield’s disciplined approach to ground-up construction financing for an experienced local development team.
