Transaction Overview

Stormfield Capital funded a $488,750 fix and flip loan for the purchase and renovation of a mixed-use property in Worcester, Massachusetts, consisting of a residential duplex and a two-unit commercial building. The 12-month facility was structured at approximately 61% LTV against an $800,000 underwritten value, reflecting disciplined sizing relative to the property’s combined residential and commercial use profile. The borrower’s meaningful equity contribution at closing and the property’s partially renovated condition helped offset execution risk on the remaining scope of work required. The interest reserve built into the loan further supported a disciplined, well-structured financing approach for this transaction.
