Transaction Overview

Stormfield funded a $334,750 fix and flip loan for a real estate investor acquiring and renovating a single-family investment property in Sarasota, Florida. The $340,000 purchase is paired with a $63,950 renovation budget that adds two bedrooms, completes cosmetic interior upgrades and addresses exterior repairs. The loan is structured at approximately 65% of the $516,000 after-repair value, financing a large share of project cost. Underwriting weighed the expanded scope and resale demand, with the value created by the added bedrooms supporting the exit. The deal shows Stormfield’s flexible hard money purchase and rehab financing.
