Transaction Overview

Stormfield funded a $1,537,500 bridge loan for a highly experienced warehouse and flex investor acquiring a four-unit, 21,000-square-foot small-bay industrial property in Hudson, Florida, within the Tampa MSA. The sponsor plans a light value-add program before re-leasing the space to new tenants. The loan is structured at approximately 59% LTV over an 18-month term. Underwriting weighed re-leasing timing and demand for small-bay space, with the modest scope, the sponsor’s asset-class experience and moderate leverage supporting the plan. The deal reflects Stormfield’s disciplined approach to financing light industrial acquisitions with experienced sponsors.
