Transaction Overview

Stormfield funded a $1,275,000 bridge loan for the acquisition of two adjacent, occupied four-unit multifamily properties in Fairfield, Connecticut, totaling eight units. The sponsors, experienced Fairfield County operators, plan to exit through long-term DSCR financing once the acquisition is complete. The loan is structured at approximately 69.5% LTV over a 24-month term. Underwriting weighed in-place occupancy and the refinance exit, with the adjacent-parcel configuration and the sponsors’ local experience supporting the plan. The deal shows how Stormfield provides flexible acquisition capital that bridges investors to permanent financing on small multifamily portfolios.
