Transaction Overview

Stormfield Capital funded a $5,330,000 new construction loan for the development of a luxury single-family spec home in Greenwich, Connecticut. The 21-month facility supported an experienced sponsorship team with a demonstrated track record of successful construction projects in the local submarket. The loan was structured at approximately 65% LTV against an $8,204,000 underwritten value, reflecting disciplined sizing relative to the completed asset’s projected value in a well-established luxury market. The sponsor’s construction experience and the strength of the Greenwich submarket helped offset typical ground-up execution risk, supporting a lending decision consistent with Stormfield’s conservative approach to new construction financing.
