Transaction Overview

Stormfield funded a $350,000 fix and flip loan for a repeat borrower acquiring a three-family property in Waterbury, Connecticut. The business plan includes a light renovation of the third unit, with the property then positioned for sale. The loan is structured at approximately 68.6% of the $510,000 after-repair value, supported by a $30,000 rehab budget. Stormfield’s underwriting weighed the exit, market and scope of work, with the light renovation scope and the sponsor’s track record supporting the structure. The deal highlights flexible acquisition and rehab financing for small multifamily investors pursuing value-add resale strategies.
