Transaction Overview

Stormfield Capital funded a $1,120,000 fix and flip loan secured by a distinctive single-family estate property on approximately 1.75 acres in Norwalk, Connecticut. The sponsor acquired the property from foreclosure and invested $300,000 in renovations to the main residence prior to closing. The cash-out refinance provided capital to fund completion of the guest house, pool house, and pool structures, targeting a $1,876,000 ARV. The loan was structured at 60% LTV against a $1,501,000 appraised value. The sponsor’s demonstrated renovation experience, the property’s unique multi-structure configuration, and its Fairfield County location supported the lending decision.
