Transaction Overview

Stormfield funded a $580,000 fix and flip loan to acquire and expand a single-family home in Fairfield, Connecticut. The $500,000 purchase is paired with a $180,000 renovation budget that adds square footage, with an after-repair value of $900,000. The loan is structured at approximately 69.8% LTV and a high loan-to-cost, financing most of the total project budget. Underwriting weighed the expansion scope and Fairfield’s resale market, with the value created by the added living space supporting the exit. The deal shows how Stormfield provides high-leverage purchase and rehab capital for investors adding meaningful value to residential properties.
