Transaction Overview

Stormfield funded a $1,200,000 fix and flip loan for an experienced real estate investor to refinance existing debt and complete construction of a 3,326-square-foot luxury spec home on more than eight acres in Roxbury, Connecticut. The financing provides the funds needed to finish the home and bring it to market. The loan is structured at approximately 64.6% of the $1,850,000 after-repair value. Underwriting weighed the remaining construction and local buyer demand, with the sponsor’s experience and the finished-value cushion supporting the exit. The deal shows how Stormfield finances the completion of high-end spec homes for experienced investors.
