Transaction Overview

Stormfield Capital funded a $258,000 bridge loan to recapture equity and complete ongoing renovations on a free-and-clear single-family investment property in Springfield, Vermont. The 12-month facility was structured at approximately 49% LTV against an approximately $522,250 after-repair value, reflecting a conservative leverage position relative to the property’s projected completed value. The rural location and ongoing renovation scope carry typical execution risk, offset by the free-and-clear collateral and renovations that were already underway prior to closing. The low-leverage structure supported a lending decision consistent with Stormfield’s disciplined approach to renovation financing in this resort-adjacent market.
