Transaction Overview

Stormfield Capital funded a $218,200 fix and flip loan for the renovation of a condominium unit in Stratford, Connecticut. The 9-month facility was structured at approximately 62% LTV against a $352,500 underwritten value, reflecting disciplined sizing relative to the planned scope of renovation work involved in the project. The borrower’s real estate experience and credit profile supported a straightforward underwriting process on this compact transaction. The conservative leverage and sponsor’s track record supported a lending decision consistent with Stormfield’s disciplined approach to fix and flip financing on a smaller-scale renovation project in a stable Connecticut submarket.
