Transaction Overview

Stormfield Capital funded a $3,500,000 loan for the construction completion of a dry-boxed multifamily property in Philadelphia, Pennsylvania, owned free and clear by the sponsor. The 12-month facility was structured at approximately 52% LTV against a $6,705,000 underwritten value, reflecting a conservative leverage position relative to the completed project’s projected value. The construction-completion stage carries typical execution risk, offset by the free-and-clear collateral position and the low relative leverage embedded in the structure overall. The disciplined sizing and strong equity cushion supported a lending decision consistent with Stormfield’s conservative approach to multifamily value-add financing.
