Transaction Overview

Stormfield Capital funded a $1,058,000 new construction loan to refinance in-place debt on a single-family development project in Hingham, Massachusetts. The 12-month facility was structured at approximately 64% LTV against a $1,649,750 underwritten value, reflecting disciplined sizing relative to the overall cost of the project. The project’s construction-stage risk is offset by the sponsor’s experienced background and a low-leverage position relative to both the property’s as-is and its fully completed, projected values. The conservative loan-to-value structure and the sponsor’s experience supported a lending decision consistent with Stormfield’s disciplined approach to new construction financing overall.
