Transaction Overview

Stormfield Capital funded a $455,000 bridge loan to refinance a leased single-family rental property in Tacoma, Washington. The 6-month facility was structured at 65% LTV against a $700,000 underwritten value, reflecting conservative sizing for an income-producing asset. The borrower, an experienced real estate investor, plans to exit via a DSCR refinance, supported by in-place lease income through next year. The property’s stable rental cash flow, combined with the sponsor’s track record and Stormfield’s ability to execute a fast bridge refinance, supported a lending decision consistent with a disciplined approach to income-producing collateral.
