Transaction Overview

Stormfield Capital funded a $234,000 fix and flip loan to recapitalize an in-progress single-family gut renovation project in South Windsor, Connecticut. The sponsor required bridge financing to refinance existing debt on the property while completing a heavy renovation scope targeting a $370,000 ARV. The loan was structured at 57% LTV against a $407,500 underwritten value, with the property carrying an in-progress as-is value of $150,000, representing conservative sizing relative to the projected stabilized value. The sponsor’s renovation experience, conservative ARV relative to the local submarket, and the property’s location in a highly competitive Central Connecticut market supported the lending decision.
