Stormfield Uses Built Technologies for Draw Management

Built Technologies is a dedicated platform for draw requests, inspection scheduling, and disbursement processing. All construction draw activity for your Stormfield loan is managed through Built.

What is Built, and why does Stormfield use it?

Built Technologies is a construction finance platform used by hundreds of lenders and tens of thousands of borrowers across the U.S. Stormfield uses Built because it replaces the slow, fragmented process of submitting draw requests by email and PDF with a single digital system that keeps everyone aligned.

As a Stormfield borrower, Built gives you a dedicated portal for your loan where you can:

  • Submit draw requests digitally in minutes, with line-item detail tied directly to your approved project budget
  • Track your draw status in real time, so you always know where your request stands
  • Schedule and coordinate property inspections through the platform
  • View your full project budget, funded amounts, and remaining balance in one place
  • Receive notifications when your draw is approved or if any action is needed from you

The result is a faster, more transparent draw experience. Rather than chasing emails or waiting to hear back, you have direct visibility into your project's funding status at every stage.

Draw Policy

How Stormfield Funds Draws

Draw funds are disbursed based on verified percentage of completion. Every draw requires a third-party inspection. Stormfield funds each budget line item in proportion to the progress the inspector confirms on-site.

Work in Progress

Each budget line item is funded in proportion to the progress verified by the third-party inspector. If a line item is 50% complete, Stormfield will fund 50% of that line. Inspectors assess actual on-site progress, not estimates or invoices.

Materials On-Site

Large-ticket items (e.g., appliances, cabinets) may be funded if physically present on-site, proof of payment is provided, and uninstalled items do not exceed 15% of the total project budget.

Work Not Yet Started

Budget lines where no work has begun are not eligible for funding in that draw. Draws are funded based on what the inspector can verify on-site, not estimates, invoices, or projected progress.

Deposits and Advance Purchases

Deposits or advance purchases of materials (e.g., lumber, sheetrock, decking) are not eligible for funding until the associated work is verified by inspection. Proof of payment alone is not sufficient.

Draw Process

How to Submit a Draw Request

All draw requests are submitted and managed in Built. Follow these steps for each draw.

Log In to Built and Add a Draw Request

Go to id.getbuilt.com and log in. Select your Stormfield Capital loan, then navigate to Add Draw Request. Update the budget lines with the reimbursement amounts you are requesting for each line item.

Schedule an Inspection and Attach a Contractor Lien Waiver

Within Built, schedule the required property inspection. Attach a signed Contractor Lien Waiver for the work being reimbursed. Then submit the draw request.

It is strongly recommended that you be present at the time of inspection. Being on-site allows you to walk the inspector through project advancements directly, which supports more accurate and complete funding of your draw.

Stormfield Reviews Your Request

The Stormfield Servicing team reviews your submission for completeness. If anything is missing or requires clarification, you will be notified via Built. Respond promptly to avoid delays.

Inspection Findings Are Reviewed

Upon receipt of the inspector's report, Stormfield reviews the findings and determines approved reimbursement amounts. The inspector's findings are the basis for funding decisions.

Approved Amounts Are Wired Within 2 to 3 Business Days

Approved draw funds are wired to your account within 2 to 3 business days of the inspector's report being received, provided your loan is in good standing.

Disbursements are made by wire to an account held in the name of the borrowing entity only. Any exceptions must be requested through Built.

To expedite future draw disbursements, submit your wire instructions to Stormfield before your first draw. This ensures funds can be wired immediately upon approval without delay.

Draw Request Questions

How do I get access to Built?
Within one week of your loan closing, you will receive an email invitation from Built to activate your account. Activate it as soon as possible. If you are already a Built user from a previous Stormfield loan or another lender, use your existing credentials at id.getbuilt.com.
What does Stormfield reimburse on a draw?
Stormfield reimburses materials that are on-site or already paid for, and work that has been completed. Deposits on materials or labor are not reimbursable. Draw requests should reflect completed work and delivered materials only.
Do I need to be present for the inspection?
You are not required to be present, but it is strongly recommended. Being on-site allows you to walk the inspector through all completed work and project advancements, which supports more accurate and complete draw funding. Stormfield's funding decisions are based on the inspector's report.
How long does it take to receive draw funds?
Once the inspector's report is received and reviewed, approved amounts are wired within 2 to 3 business days, provided the loan is in good standing.
Who can receive the draw wire?
Disbursements are made by wire to an account held in the name of the borrowing entity only. Any exceptions to this must be formally requested through Built.
What is a Contractor Lien Waiver and why is it required?
A Contractor Lien Waiver is a signed document from your contractor confirming they have been paid (or will be paid from this draw) and waiving their right to file a mechanics lien for the completed work. It is required with each draw submission to protect both the borrower and the lender.
